Broker Reciprocity - Brokers agreeing to share
each others listings on their web sites. This is regulated by
each MLS.

What is IDX or
Broker Reciprocity?
IDX or Broker Reciprocity
is the ability for brokers to share the advertising of listings
on each others web sites. It is regulated by each local MLSs rules
and regulations. Internet Data Exchange (IDX) is a NATIONAL ASSOCIATION
of REALTORS® (NAR®) mandated policy. IDX went into effect
January 1, 2002.

Why do I need
IDX or BR?
IDX allows KW offices
to quickly and inexpensively close the gap between consumers and
available properties in their area. IDX has evolved from a bleeding-edge
to a leading-edge solution and has now become the standard. Consumers
want to search all local listings -- If your site does not offer
this, they will seek one that does.

What can IDX
or BR do for me?
Visitors spent more
time on IDX Web sites. A study by the Regional MLS of Minnesota,
Inc. (RMLS) shows the average time spent on a Web site quadrupled,
going from five to 20 minutes after IDX.

How do I get
IDX?
eAgentC now offers an IDX solution from our WolfNet partnership.

What you need to know about our WolfNet IDX partnership:
- Each KW associate has the ability to sign up for the eAgentC IDX solution powered by WolfNet within the KW Website Admin Tool.
- WolfNet should be available in most markets by the end of the 2007.
- You may need to sign paperwork with your local MLS.
Is there any paperwork needed for my IDX solution?
In order to create your eAgentC IDX solution, your local board requires that you sign an IDX agreement. Please contact your Tech Coordinator or MCA for the required paperwork and procedures.

What are IDX Best
Practices?
One of the best uses
of IDX on a RE web site is to generate leads. Below are some statistic
that will help you understand why IDX is so important:
- The average production of an agent that doesn't have IDX on
their web site and didn't enhance listings was about $400,000.00.
- Agents that added IDX to their web site had an average production
of $1 million

What are KW /
EagentC IDX Business Practices?
- In MLS markets where KW currently doesn't have vendors set up
for IDX use the MLS's solution.

Making IDX affordable.
And implementing it for all of your agents. KW proposes that all
offices and agents have an IDX solution on their web site. Some
MLSs allow agents to have IDX. Others do not allow agents to have
IDX. Some allow the agents to frame the brokers solution other
do not. The most ideal way is for the MLS to allow agents to frame
the brokers solution and have a personalized solution. If your
MLS you can leverage the IDX solution your office purchases (the
brokers) smart frame solution and share it with their agents.
