What is the difference between a Team and a Group?
Answer:
A
Team is two agents, which can be a lead
agent and a buyer's agent or two agents in partnership.
A
Group is three agents, which can be a partnership
of three or more agents or a lead agent with two or more buyer's
agents.
T = Team/Couple: two producing Associates who work
together and total their production under one name. They may be
a married couple or be two people who work as a team. The key here
is they're both licensed and actively working with consumers. They
may also have one or more assistants providing clerical and administrative
support. If only one member of a married couple is actively producing
(even if they are both licensed), that person could be considered
in the "Individual" category.
G
= Group: three or more producing Associates who work
together and total their production under one name. The key to deciding
into which award type an Associate should be placed is the production
activities of the licensed people involved. If the licensees are
involved in active real estate activities (showing buyers, taking
listings, signing contracts, negotiating contracts or prospecting
for business) then they count as a producing member. If there are
2 of those, it is a "Team", if there are three or more,
it is a "Group".
The
important principle here is being honest. KW International must
rely on the Market
Center
Team Leaders and Administrators to provide us with truthful and
accurate
information
. Our goal is to provide recognition and awards to our top producing
Associates.
Since many people work as teams or even as groups, we simply want
to
provide
these more accurate categories of awards.
Question:
Does WINMORE know when the agent has capped on Company Dollar (Co
$) and Royalty?
Answer: Yes. As long as Assocaite Record contains the correct
Co $ and GCI Minimum, CO$ & Royalty Anniversary Dates, WinWINMORE
will notify you when the agent caps. The Assocaite Caps can also
be viewed from the WinWINMORE system in both the DA, and the Associate
Entry Screen under 'Other'.
Question:
How do I input a Disbursement Authorization (DA) for a lease purchase
that will pay the commission in installments over a three-year period?
Answer: Enter a DA for each payment. Claim the
Unit, Price, and Volume in the first DA and enter zero Unit, Price,
and Volume in the other 36, yes, you read that correctly, 36 DAs.
The close date for each of these 36 DAs will be for each month the
payment is expected. For example, DA#2 close date = 11/00; DA#3
close date = 12/00, etc.
Each monthly payment will include interest and should NOT be included
as GCI in WINMORE. The interest portion should be coded to 9019000
Interest Income ONLY in Champion.
Question:
What award categories are affected by GCI and Adjusted Volume?
Answer: All awards are based on GCI & Units. For Teams
and Groups, you must set up a new entity for that Team/Group (Enter
Team/Groups), so their production can be pooled and awards given
to all members in the Team or Group. Adjusted GCI is simply GCI
divided by 3% and reflects awards GCI.
Question:
Why does my Agent Recap Written Volume not agree with my EOM Written
Volume for the month?
Answer: If you had a new contract entered in that month
that was TNC'd (Transaction Not Closed) in the same month OR if
you entered a pending Type O Class R, this would explain the difference.
TNCs are not reported on the Recap and Type O Class R
(Referral Income) are entered ONLY when they close .

Question:
How do I "Set Costs" in WINMORE?
Answer: Total KW Approved Costs is the MYOB amount used
when you Set Costs in WINMORE at EOM. It represents the total operating
costs of your Market Center .
Question:
I have a couple of husband/wife teams. Both the husband and wife
are licensed agents and pay MLS fees, etc. Do I set both the husband
and wife up as individual agents or should they be entered under
one name? If set up individually, can the husband be the wife's
sponsor, or vice versa (i.e. can they individually receive profit
sharing checks from the same downline)?
Answer: Enter individual agent records for each spouse.
They can choose how to position themselves in the Tree in order
to maximize their profit sharing. Also set up a Team Record for
the married team before posting DAs. Married couples may also share
caps and there are several scenarios:
1] If the couple splits everything 50/50. In the AGENTS record,
enter ½ caps for each spouse.
2] If only one spouse actually signs contracts. In the AGENTS record,
enter full caps for the closing spouse and zero caps for the spouse
who doesn't have any production.
3] If there is no pattern to the couple closings (e.g. Both sign
contracts and split 50/50). In the AGENTS record, enter full caps
for both spouses and watch their production manually. When one of
the spouses is about to close a transaction that will cap them,
"drop" the Co $ and GCI Minimum caps in both records appropriately
and then close the DA. WINMORE should notify you that this agent
is about to cap.
Question:
Does the Lead Agent (LA) pay the cap for their Buyer's Agent (BA)
or is the BA responsible for their own? This determines how the
Buyer's Agent is paid - from the Disbursement Authorization or from
the Lead Agent.
Answer: If the BA has 1099 income, it MUST be booked through
the DA. Remember, with WINMORE we must "think 1099".
Question:
I have an agent who has changed their status to that of a licensed
assistant and now works for another agent. Are they required to
pay the consortium fee?
Answer: If the licensed assistant will be showing property
and writing contracts, yes. If not, change his production status
to "Other."
Question:
My total Royalty Base (on Closed Sales) is higher than it should
be because we had 2 married couples whose combined Royalties added
up to $3000.00. How do I change the royalty base to the lower amount?
Answer: WINMORE has to be set up differently for married
couples depending on who closes specific contracts and when:
1] If a married couple splits all transactions 50/50, set up half
caps of $9000/$25000 in each WINMORE AGENTS record.
2] If only one spouse closes everything, put full caps in this spouse's
record and zero caps in the other.
3] If they close transaction randomly, you will have to watch their
GCI and Co $ closings and anticipate in which DA they will cap out.
Before posting this DA, go into their agent's record and drop the
caps so when you post the DA, it'll calculate correctly for both
Co $ and Royalty Base.
For example: husband closed and paid $2500 co $ and GCI = $8333.34;
The wife closed and paid $12,000 and her GCI = $40,000. Together
they now have total Co $ = $14,500 and GCI = $48333.34. The wife
is about to close a transaction that will cap them. Change the husband's
caps to $2500/$8333.34 and the wife to $15,500/$41666.66 and then
post the DA. WINMORE will calculate the precise additional $3500
Company Dollar and $1666.66 Royalty Base.
Once the WINMORE agent records are set with the correct GCI Minimum
(Royalty) caps, recalculate the DA so the Royalty Base for Franchise
Royalty (FR) and Agent Royalty are back in balance on this DA.
Question:
We have an agent who has worked with a contractor to sell a custom
home on a lot that the contractor owns and the home is currently
under construction. The contractor (seller) has made a progress
commission payment. How do I process this?
Answer: Handle this like a Note Disbursement Authorization
(DA). Set up two DAs for this sale. Claim the sales price and unit
on the first one and the first payment of the GCI. On the second
DA, claim no price or unit and the remainder of the commission.
